Sheets, and the waste that is not optional

Drywall is sold by the sheet, so the count is area divided by sheet size — but only after a waste factor, because every door, window and corner produces an offcut that cannot be used elsewhere. Cutting a sheet to fit around a window leaves a piece with a hole in it.

Formula: sheets = area × waste factor ÷ sheet size, rounded up

A 4 × 8 sheet is 32 sq ft and a 4 × 12 sheet is 48. Ten percent waste suits an ordinary rectangular room, 5% a simple box with one door, and 15% a room broken up by several openings, angles or a stairwell.

Longer sheets are the better result and the harder day. On a 12 ft wall a single 4 × 12 sheet runs corner to corner with no butt joint at all, and butt joints are the ones that show: they have no tapered edge, so the compound has to be feathered wide to hide the bump. Fewer of them means less finishing and a flatter wall. Against that, a 4 × 12 sheet of 1/2 in board weighs about 77 lb and does not turn corners in a hallway.

Mud, tape and the rest of the order

This calculator budgets one 4.5 gallon bucket of joint compound per 500 sq ft and one roll of tape per 300 sq ft, which covers a standard three-coat finish. Both are approximations that move with technique — a heavy hand with the knife can use half again as much mud, and a level 5 skim coat over the whole surface roughly doubles it.

All in, DIY materials land around $0.50 to $0.80 per square foot. Professional hanging and finishing adds $1.50 to $3.00 per square foot on top, and finishing is the larger half of that.

Thickness and type are decided by location

Half-inch board is standard for walls. Ceilings take 5/8 in, or 1/2 in sag-resistant board, because ordinary 1/2 in drywall droops between joists over time under its own weight. Moisture-resistant board belongs in bathrooms and laundry rooms, and cement board rather than any drywall goes behind tile in a shower.

Type X fire-rated board, which is 5/8 in, is required by code in attached garages and on walls shared with living space. That is a code requirement rather than a preference, and it is checked at inspection.

How many 4x8 drywall sheets do I need for a 12x12 room?

A 12 × 12 room with 8 ft ceilings has 384 sq ft of wall plus 144 sq ft of ceiling, so 528 sq ft total. With 10% waste that is 581 sq ft, which needs 19 sheets of 4 × 8. Walls only, without the ceiling, comes to 14 sheets.

How much does drywall material cost per square foot?

Roughly $0.50 to $0.80 per square foot for DIY materials — sheets, compound, tape and screws. Professional hanging and finishing adds $1.50 to $3.00 per square foot on top of that, and the finishing is the larger part of the labor.
